Meet Ricky Beliveau of Volnay Capital

Today we’d like to introduce you to Ricky Beliveau.

Ricky, let’s start with your story. We’d love to hear how you got started and how the journey has been so far.
My journey started back in college at Northeastern University when taking a Real Estate Finance course my senior year. The class opened my eyes to the world of real estate investing and after graduation I purchased my first rental property near the university using an FHA loan and a loan from my mother. Over the years to follow I continued to purchase rental properties and Volnay Capital slowly started to form. About 4 years ago the business shifted away from solely buy-and-hold to the development/creation of condos. We were one of the first companies to make the move into the East Boston market with condo conversion and that market has grown ever since.

Has it been a smooth road?
With any business it is not always going to be easy. Over the years I have had many bumps both big and small but resolving and learning from these challenges is what makes me a better real estate developer and entrepreneur.

So let’s switch gears a bit and go into the Volnay Capital story. Tell us more about the business.
Volnay Capital is a multi-divisional company focused around the real estate industry. Our core competency is real estate investing and developing. We currently have a large rental portfolio with properties across both Boston, MA and Providence, RI. We have eight development projects in Boston ranging from a single-family renovation up to a creating six-unit condo building. The other arms of our business are Volnay Management specializing in the management of condo associations and Volnay Social Media which oversees many influential Instagram accounts with over 350K followers.

I am most proud of the steady growth of both the company and brand over the past 7 years. We have always emphasized the importance of reputation and quality. We work to ensure that every aspect of our business is done at the highest level of standards possible. This spans ensuring that all of our development projects are done correctly to providing our management clients with the best service possible.

One thing that sets apart our development projects from our competition is the ability for our customers to customize the condo into the home of their dreams. Think of the TV show “Fixer Upper”. We work hand in hand with our buyers throughout the design process to deliver exactly what they are looking for.

How do you think the industry will change over the next decade?
I see the real estate industry in Boston continuing to grow over coming years. Although I do expect to see some type of market reset in the next two to three years Boston has proven to be extremely resilient to real estate downturns. Even when the rest of the country sees decreases in values I believe the Boston real estate market will remain level.
