Meet Robert Kovalko of Simplified Property Solutions in Somerville

Today we’d like to introduce you to Robert Kovalko.

Robert, please share your story with us. How did you get to where you are today?
I started working in Property Management for Boston University where I also attended college. I was responsible for managing historical property which housed BU faculty and visiting professors. I moved on to management positions in Brookline, MA, Boston, MA, & Arlington, MA where I managed some of the most prestigious properties in MA, including a property owned by former Red Sox player Pedro Martinez. I was awarded Manager of the Year by Community Association Institute (CAI) for my efforts in managing a multi-million-dollar flood disaster that devastated a community of 150 homes in Northern MA. After a decade of experience working in Property Management servicing many communities and helping many businesses with development, I decided to form Simplified Property Solutions in attempt to fill a gap I has observed in the property management industry. Combining a company culture that truly values our team along and cutting edge technology provided to our clients we have grown from a handful of units in 2015 to over several hundred units in 2017.

Has it been a smooth road?
Starting the company from a home office with no funding or business partners, I have run into many, many obstacles. I single handed had to secure financing, an office space, obtain and retain clients, market, develop company procedures, policies, furnish the office, develop everything from the computer network to our virtual receptionist. I also had to hire, train, and supervise all employees. I also had to manage to day to day work while developing the company.

If not for my experiencing helping other small companies grow, my sense of adventure, and with my professional network I have developed over the years, I’m not quite sure how I would have been able to get where I am today.

So let’s switch gears a bit and go into the Simplified Property Solutions story. Tell us more about the business.
Simplified Property Solutions provides complete property management to property owners ranging from single apartments & condominiums to large apartment & condominium buildings. We specialize in property management, community governance, accounting services, and capital management. We are most proud of the customer service we provide our clients and the Company culture we have created for our team. I believe our team deserves a work environment that compliments each and every employee’s well-being, which in turn allows our team to deliver a superior product to our clients. We use technology to increase efficiency to develop our company culture as opposed to adding to our bottom line. I fully believe that if I continue to focus on enchaining the company culture which provides my team a rewarding a desirable place to work, that the company will be continue to be rewarded with organic growth and success.

How do you think the industry will change over the next decade?
Real Estate in Boston and surrounding areas is truly on fire, with growth not seen at this pace in decades. Combined with the baby boomer generation gradually but increasingly being replaced with millennials I am anticipating a seismic shift in the industry for both service providers and clients. I believe companies that don’t recognize this shift and adapt accordingly or that are perhaps too complacent, will begin to struggle which will allows smaller startups like mine to grow as property owners look for a new level of efficiency and service.
