Today we’d like to introduce you to James Tambone.
James, please share your story with us. How did you get to where you are today?
It all started growing up around the success of my grandfather and father working within the various sectors of real estate. My grandfather, Antonio Tambone, was an Italian immigrant who came to America when he was a young boy. His success started out in the home building industry as he built his first home at the age of 17 which was truly inspiring to me. He went on to becoming one of the largest home builders in the North Shore building over 2,000 homes which led him to diversify into apartments, industrial, office and retail developments throughout New England and Florida.
Since my high school years, I found an interest in real estate whether it was architecture or watching a building develop from start to finish. I took on a couple internships during my college summers in commercial and residential real estate. Soon after finishing up college at Hobart and William Smith Colleges in Geneva, NY, I accepted a position with The Bozzuto Group in Washington, D.C. working as a Sales and Marketing Associate in 2 brand new luxury buildings. The sales aspect is what I loved most. To me, nothing is more satisfying than closing a deal. What wasn’t so satisfying was the management aspect of 400 residents in a brand new building that occasionally had hiccups. For instance, dealing with a rooftop pool leaking into a stack of apartments flooding over 100 homes.
That being said, I knew what commercial property management entailed and my father had a position open back home managing 4 different properties. At 24 years old and not much to lose, I took the position and now thoroughly enjoy it. Less stress and I still get to partake in the leasing aspect being that the managing portfolio consists of a multi-tenanted office building, 2 single tenant office buildings, and 200 apartments with their own on site property management team. What really attracted me though was the fact that my father happen to be starting a new condominium development consisting of 24 luxury condos for those 55 and better. Taking what I’ve learned working in Sales and Marketing from my previous job and now being able to apply it to condominium sales has been very helpful. I have been working on this project for over 2 years now and I must say, it is certainly a life changing experience.
Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
There have certainly been some struggles along the way. We’re working with a small town who isn’t very familiar with complicated large scale condominium projects therefore the permitting process has been dragged out further than anticipated. Not only that but nothing in real estate development comes easy.
I also came from a very fast paced residential market where I had days when I would average 3 leases to a working in the commercial sector where we land a new tenant every 3 months. Granted the processes for each are completely different but it was definitely an adjustment I had to make.
Atlantic Tambone – what should we know? What do you guys do best? What sets you apart from the competition?
Atlantic Tambone offers a formal commitment to development and managing real estate to the highest possible standards underscored by our own perspective as an owner/developer. Over the past 65 years, Atlantic Tambone has developed and managed an extensive portfolio in New England and Florida, which has encompassed over six million square feet of office space, research & development, medical facilities, self-storage facilities, single & multi-family, retail, and warehouse facilities.
Since we are a small family owned company, I’m being groomed to be a jack of all trades; property management, development, sales and marketing, and site acquisition. . Some daily responsibilities include touring potential tenants, creating and negotiating leases, property inspections and daily maintenance, advertising our condo project thru various aspects of social media, meeting brokers and buyers, and endless meetings.
What has been the proudest moment of your career so far?
I’ve had many proud moments both here at Atlantic Tambone and with the Bozzuto Group so I’ll do one of each. While here at Atlantic Tambone, I would say placing my first condo under reservation for $1.4M. Since they aren’t completed yet, I have yet to close the deal however I have been dreaming about that day since day 1 of this project. As for my time with Bozzuto, it would be when I was working at The Woodley, one of the most luxurious apartment buildings in Woodley Park, D.C. One Saturday, I was the only employee in the leasing office and had 3 tours lined up for the day. I managed to lease to all 3 prospects. Two of them were 3-bedroom penthouse apartments each listed north of $10,000/month and the third was a 1 bedroom that went for around $3,500/month.
