Today we’d like to introduce you to Chad Myers.
Chad, please share your story with us. How did you get to where you are today?
I started my real estate career in 2008 at the beginning of the Great Recession. It was a time when a lot of agents were getting out of the business. Like most agents I started off in rentals but unlike most agents I stuck with it. I continued over the years to form relationships with private property owners and created north of Boston’s only local rental website. I started my own business in 2014, Mr. Chaddles’ Real Estate, and have successfully branded myself for what I am, the premier north of Boston rental broker.
Has it been a smooth road?
At the beginning of my career lot of other agents loved to give me their advice of how I should stop doing rentals and only focus on sales. If I listened to them I probably wouldn’t still be doing real estate. The problem with real estate rentals is that there is a large segment of the population that are not qualified to rent the unit advertised, but everyone needs a place to live, so even though you can post the qualifications for the apartment upfront brokers are still flooded by apartment inquiries by prospective renters who do not meet the stated qualifications. To sort through the chaos of trying to figure out who may be qualified is a complete mess but I’ve refined the processes over the years to the point I feel that I have no equal in listing apartments and finding qualified prospective renters. I’d like to point out that the majority of the people who advised me to stop doing rentals are no longer in the real estate business.
So let’s switch gears a bit and go into the Mr. Chaddles’ Real Estate story. Tell us more about the business.
I specialize in finding good tenants for property owners. The main base of my clients are landlords who have previously been burned by problem tenants and they want to give themselves the best probability possible that they won’t have to deal with that again. Just one bad tenant can really derail a property owner and their rental business and I work hard to find highly qualified tenants. As a result of the consistent apartments I have to rent I maintain north of Boston’s only local apartment rental website which is updated daily and features many exclusives and select current luxury apartment deals.
How do you think the industry will change over the next decade?
Rents have been increasing around Boston by $50 – $75 per year for the last 6 years. I’m finally seeing rents stabilize somewhat this year as there has been a lot of new construction buildings that have opened up that have really flooded the market with availability. But that may last for only so long and rents could start to go up again soon. I’ve been telling people that if that’s the case that in 10-15 years you’ll need to live at least an hour away from Boston to find affordable rent. Let’s hope that doesn’t happen but if you ask me I would say it’s inevitable.
