Today we’d like to introduce you to Nicholas D’Agnillo.
Nicholas, can you briefly walk us through your story – how you started and how you got to where you are today.
I would say it all started with an early keen interest in strategy, gambling and investing. As a kid I gravitated to movies about casinos, poker or the stock market like Rounders, Wall Street & Trading places. That interest had me ordering free trials of the wall street journal and investment business daily during middle school and playing high low jack, gin rummy and poker whenever and wherever I could. I remember tracking commodity prices in those papers after reading a book my uncle gave me and then reading every book I could find about stocks, poker and real estate.
After high school I worked at Foxwoods casino as a high stakes blackjack dealer. In college I studied finance and psychology and actually passed the series 7 stock broker exam after I got into a program offered by fidelity investments. I was able to take advantage of the 401K plan at my job and built up enough money to have a down payment on a property. I was still in college but was able to partner with a friend and buy my first multifamily. I quickly added two more properties to my portfolio the next year.
During this time I was finishing up my degree, managing my rental property, playing poker and dealing blackjack on weekends. After a few years I started making more money playing poker than I was at my job. By the time I got my degree in finance, the financial markets had crashed from the 2008 housing crisis. A finance degree was not very useful to me then lol, but I enjoyed poker and it was bringing in more money than work so I quit my job and played poker for a living for 3 years.
Eventually I lost my love for poker and was looking to do something else. It was 2012 and I had now been managing property for 10 years and really had no professional experience in anything else. I thought maybe I could be a property manager. I looked at all the job postings for property managers and they did not look great. Next thought was to see what it would take to start a property management company. Fast forward a year later and I got my first management fee! I was so excited; I got a house to manage from my craigslist ad. I remember doing the math “If I can get to 30 properties under management then I can pay my bills.” I had maxed out my credit cards to build a website, furnish a tiny storefront office and pay the bills while I took a shot at getting those 30 units before I went broke.
Fast forward 5 years later and Nexus Property Management™ is the top rated property management company in the area, managing over 600 units and we have recently been approved to grow as a nationwide franchise with offices coming to Fall River MA and Destin FL!
Has it been a smooth road?
It is all pretty smooth if you see struggles as opportunities to improve but it wasn’t easy. I remember having to keep my phone constantly plugged in because I would get so many calls/ emails / texts on the business line that the battery was always draining, driving to showings while sending emails and getting back to the office just in time to head back out to another owner meeting or tenant showing. It was constant chaos, and I loved it.
The struggles changed from time issues to employee issues as we grew. I learned that attitude trumps skill and an employee with a good attitude is much more important than one with all the skills and a bad attitude.
The struggle now is to grow nationally and build a franchise system that provides great value to owners, tenants and franchisees alike.
